News from the Director

Note:

The Hethwood Foundation Office will be closed on Monday, September 1 in observance of Labor Day.

August is upon us and it is simply amazing how quickly the time can go by. Hopefully you are taking the chance to enjoy the great facilities here at Hethwood in this gorgeous weather. You choose the pace that suits you from a relaxing stroll on the over five miles of trail around the community, a pick up game at any of our sports courts, a dip in one of our two sparkling pools, or a picnic to appreciate the beautiful view by the pond. Enjoy Hethwood living at its best!

The Independence Day celebration went really well this year with over 400 hot dogs being prepared by some of the finest “grill masters” in the community, as well as chips and drinks to go around. Patrons kept cool with the half-price sno-cones offered and by participating in the water activities. The money hunt turned up over $50 in coins for those who scavenged the pool bottom and the biggest splash contest was a super soaker of a time! The senior social was also a huge hit this month. The staff hosted BINGO for the seniors while they feasted on the BBQ pork and chicken from Due South BBQ as well as a whole bunch of fixin’s and dessert. Some of our lucky BINGO winners even took home cash prizes!

If you missed the good food and great games this past month, then make sure you look over August’s calendar for upcoming social events. We will have our senior social, a popsicle party at the pools, Kid’s Movie Night and other fun activities. The aquatics programs will continue throughout this month as well, with water aerobics and swim lessons available-please see the schedule inside the newsletter. There is a American Red Cross Lifeguard Training class that will take place August 4th through the18th (see inside for details). Pre-registration is required by August 4th.

The value of the neighborhood is an important factor for all homeowners in the community and to help ensure that all residents are on the same page, the Hethwood Foundation staff takes regular trips through the neighborhood to do inspections. We take the responsibility of upholding the architectural standards and bylaws very seriously, but we are always willing to work with homeowners to achieve our common goal. Neighborhood inspections will continue throughout the summer and we are paying close attention to the upkeep of the yard and exterior of the home. As of press date, our July inspections have rendered seventeen letters in regards to the yard or lawn maintenance and thirty-two letters in reference to exterior upkeep (most were about power washing and staining or painting).

Please be advised that if we send you a letter in regards to the grass or trimming needed around your lawn, we may also contact the Town of Blacksburg’s Neighborhood Enhancement program. If contacted, the Town will send out an inspector. If they decide your lawn needs to be mowed, they will have a contractor do it for you at a cost well over $100. Please note that anything over 10” is considered a public nuisance and it important to mow your lawn and ensure that you trim the grass on the edges as well. Yard maintenance extends to the curb area in front of your home within 6 feet of your property line (Town Code Section 14-201) as well as the trees and shrubs that line your property. Anything that may encroach onto the street or trail in any way needs to be trimmed. Please look over every corner of your lot. Lastly, we have noticed a number of inoperative vehicles being stored on lots here in Hethwood and would like to remind everyone of the Town’s code in regards to inoperative vehicle storage (Section 14-107). If your vehicle has been rendered inoperative for 60 days or more by removal of vital operating parts (tires, wheels, motor, etc) or does not have a current license plate or valid state inspection sticker, then that vehicle must be either brought into compliance or removed. Should you have any questions, please refer to the following documents: Town code can be found on the Blacksburg Website (www.blacksburg.gov) and a copy of The Hethwood Foundation By-laws and the Architectural Standards, Restrictions, and Prohibitions for Residential Property is available here at the office (also these two documents were provided to you in the disclosure packet when you bought your house).

A lot of home maintenance takes place in the summer months. It is a great time to spruce up the exterior of your home. There are quite a few homes around the neighborhood that are in dire need of exterior maintenance and we will continue to pay attention to the upkeep of homes throughout our summer inspections. Mildew, in particular is a large issue and needs to be controlled. Please take the time to research some of the information available about how to treat your home for mildew. We recommend that you consider options that are earth conscious. Once the mildew is under control, it may be time for you to stain or paint the exterior of your home. Regular staining or painting is required in order to maintain the beautiful community that we have. A suggestion from a Mission Hill’s resident is to tackle the job in parts: purchase the exact same color and paint/stain one or two sides of your house each summer or every other month during the summer. This allows you to stay on top of the maintenance without being overwhelmed by the size of the project.

If you are selling your home, please do not forget that you are legally REQUIRED to provide a disclosure packet to your buyers. This packet informs a prospective purchaser that the property they are considering purchasing is in a development which is subject to the provisions of the Virginia Property Owner’s Association Act. Living in a community association carries with certain rights, responsibilities and benefits. A disclosure packet request must now be in writing. We have 14 days (by law) to process the request and get the disclosure packet to you. Please do not wait until the last minute to request this packet; although we are always willing to try and work with the homeowners, there is no way for us to guarantee that we will be able to assist you in a rush situation. The form to request a disclosure packet can be found on our website. If you are using a realtor, please check with them to ensure that a disclosure packet was requested on your behalf. The laws for Virginia Homeowner’s Associations are in the process of being revamped and you will see a number of changes over the next few months in regards to the processes that we perform. Watch the newsletter for updates and changes as they occur!

Note:

The next Hethwood Foundation Board of Directors quarterly meeting will be held in the Huntsman Clubhouse at 12 noon, on Monday October 6.

Sincerely,
Christine Miles
